One of the most common questions we hear from prospective buyers is simple:
"What do vacation rentals in Mahogany Bay actually make?"
While every property is different and past performance never guarantees future results, we recently analyzed performance data from 21 active vacation rental properties within Mahogany Bay Village to better understand what is driving results.
The findings were eye-opening.
Across the 21-property portfolio analyzed:
Average Gross Revenue: $92,214
Average Occupancy: 65%
Average Nightly Rate: $439 per night
These aren't projections or pro formas.
These are actual operating results from active vacation rental properties.
For many investors evaluating Belize real estate, this reinforces what has made Mahogany Bay one of the most popular vacation rental communities on Ambergris Caye.
The highest-performing property in the portfolio generated:
$151,722 in annual gross revenue
$622 average nightly rate
69% occupancy
Several additional properties exceeded $130,000 annually.
This is one of the reasons many investors are drawn to Mahogany Bay.
Rather than investing in an unproven vacation rental market, buyers can see examples of successful properties already operating within the community.
The strongest-performing category was 5-bedroom homes.
Average 5-bedroom performance:
$118,139 annual revenue
$575 average nightly rate
62% occupancy
By comparison:
4-bedroom homes averaged $86,610
3-bedroom homes averaged $94,515
2-bedroom homes averaged $67,845
Interestingly, 5-bedroom properties earned approximately $31,000 more annually than 4-bedroom homes despite similar occupancy levels.
For buyers considering a new build, the data suggests larger homes continue to command premium nightly rates.
One of the most encouraging findings from the report was not what happened in 2025, but what happened afterward.
Comparing the same January-April period year-over-year, the portfolio generated 15.3% more gross rental revenue in 2026 than it did in 2025.
This comparison is particularly meaningful because January through April represents the strongest booking season for Belize vacation rentals.
In other words, the portfolio wasn't simply benefiting from a one-time surge in demand. Revenue continued to grow during the most important months of the year.
For prospective buyers, this suggests that demand for well-positioned vacation rentals in Mahogany Bay remains strong and continues to expand.

Many investors assume the goal is to maximize occupancy.
The data suggests otherwise.
One of the most important findings was that the top-performing properties were not the most occupied.
The highest revenue-producing homes generally operated between 54% and 69% occupancy while maintaining premium nightly rates.
The report found:
High occupancy without strong rates does not create maximum revenue.
In other words, a fully booked property at discounted rates may generate less income than a property with fewer bookings but significantly higher nightly pricing.
This highlights the importance of revenue management and pricing strategy.
The analysis identified two amenities that consistently separated top performers from the rest of the portfolio.
Properties with professional interior design generated:
$109,768 average annual revenue
Compared to:
$86,073 without professional design
Difference:
+ $23,695 annually.
The report estimates many owners can recover the cost of professional design within the first year of operation.
Properties with private pools generated:
$102,189 average annual revenue
Compared to:
$79,453 without pools
Difference:
+ $22,736 annually.
For investors evaluating construction options, this may be one of the most important decisions they make.

The performance numbers tell part of the story.
The bigger story is that Mahogany Bay has developed one of the most established short-term rental ecosystems in Belize.
Owners benefit from:
Waterfront and canal-front properties
Beach club access
Resort amenities
Established tourism demand
Professional property management options
Strong repeat visitation to Ambergris Caye
Many buyers appreciate being able to invest in a community where successful vacation rental operations are already visible rather than relying entirely on future projections.
The report also found that portfolio revenue increased 15.3% during the first four months of 2026 compared to the same period in 2025.
Peak season remains the primary driver of rental performance, and year-over-year growth suggests demand continues to remain strong for well-positioned vacation rental properties.
Not every investor has the same goals.
Some buyers are focused on personal use.
Others want a retirement property.
Others are looking primarily for vacation rental income.
What makes Mahogany Bay unique is that it offers a combination of lifestyle, rental potential, and established infrastructure that is difficult to find elsewhere in Belize.
For investors seeking a turnkey ownership experience with a proven track record of vacation rental performance, Mahogany Bay continues to be one of the most compelling opportunities on Ambergris Caye.
