Street-front buildings in Belize City, Belmopan and the district towns often combine a ground-floor shop or office with apartments or storage above. Frontage on a main road or highway, parking and loading access drive value more than floor area alone.

Ask for the current tenancy position on any occupied building: who the tenants are, what they pay, the lease terms and who maintains what. A building with stable tenants is priced differently from a vacant one you plan to fill or occupy yourself.

Hotels, resorts and hospitality

Hospitality is the largest share of commercial interest from international buyers, led by Ambergris Caye, Placencia, Hopkins and the Cayo District. Compare operating records, licences and what is included in the sale before comparing asking prices.

Commercial and development land

Highway-front parcels and land near town centres are listed for commercial use or subdivision. Confirm road access, utilities and any planning or environmental permissions the intended project needs; a listing description does not establish them.
