Belize vs Panama Airbnb: Will Mitchell explores the property permissions, strata rules, and management choices to check before buying a vacation rental, drawing on his tours and conversations in both countries.
In the Panama City penthouse, I could see mountains, the water, and the financial district from the same apartment. Bedrooms below us. A rooftop above us. Then a studio above the rooftop.
When I heard the asking price was $3.5 million, my reaction was pretty straightforward: “I thought you were going to say 20 million.”
Panama knows how to make an entrance.
I can see the appeal of buying a place like that, flying down for a few weeks, and having guests help cover the ownership costs while you’re away. We toured some incredible properties on this trip. But the rental conversation brought us to a question that deserves just as much attention as the view: what kind of ownership are you actually buying?
If you’re comparing Belize vs Panama Airbnb investments, the answer includes the stays you can offer, the weeks you can keep for yourself, and who runs everything after you fly home.
A busy calendar is only part of the picture
On my recent trip comparing property markets in Panama and Belize, I discussed occupancy estimates of around 70–71% in Panama City and 50–60% in two Belize markets. Panama City had the busier calendar in that comparison. Belize’s appeal lay in what each booked night could earn.
That distinction matters when choosing a rental property. Higher nightly rates can change the income picture even with fewer nights booked. I want to understand both numbers, then establish whether the property can actually host the stays you’re counting on.
Panama: the view gets your attention. The rental setup keeps it.
From the penthouse to Ocean Reef Islands, Panama gave us plenty to look at. The city has a scale that feels completely different from the island homes I work with in Belize.
A property you love for your own visits might work beautifully for longer stays, while a building set up for tourist accommodation could fit a shorter-booking strategy. Those are different purchases, with different guests and different operating arrangements.
Panama’s Law 80 sets a 45-day threshold for rentals in the area it calls the district of Panama; shorter stays require a public tourist accommodation permit. Have local counsel confirm how it applies to the property you are considering. Panama Tourism Authority: Law 80, Article 21
I would get three things settled while narrowing the shortlist:
The stays you can sell: operating approval covering the proposed rental use of your particular property.
The building’s terms: minimum stays, guest access, and any required rental operator.
Your position after closing: which approvals continue and what you must arrange as the new owner.
Belize: a private pool, a canal, and a different ownership question
In the Belize portion of the video, I walked through a three-bedroom home on Palm Street in Mahogany Bay. The kitchen and living space connected to the outdoor area, with a pool in front and the canal beyond it. Each bedroom had its own bathroom.
You can picture the appeal for a family or a group of friends: breakfast together, a day on the water, then everyone back around the pool. That is the kind of layout I like exploring with buyers who want their own island home and a place guests will enjoy.
The title structure matters here. A standalone, non-strata home and a strata-titled unit can come with very different management choices.
Under the Belize Tourism Board’s published strata policy, individual unit owners cannot obtain separate tourist accommodation licenses. Tourism rentals must go through the rental pool or management company agreed to by the strata corporation, with one management company operating in the complex. BTB: Strata Titles Notice
For someone who wants an established operation handling the guests, that structure may fit nicely. If you’re imagining choosing your own manager or running the listing yourself, resolve that before falling in love with the unit. With a standalone, non-strata home, establish its licensing path and any community restrictions instead.
Buying yourself a vacation. Selling somebody else one.
Elliott Budd of M&B Property Management put the guest side simply: “Guests want a lot more of an experience.”
He talked about private pools, the boat shuttle, and the amenities that make a stay better. “You want to target the most effective amenities,” he explained.
That conversation gets right into what you’re paying a manager to deliver. Someone needs to turn those features into a good stay, handle the reservations, and be there when a guest needs something. Meanwhile, you may be thousands of miles away, planning your next visit.
Here is where I would get specific:
Your winter weeks: if you want the home during its most desirable rental dates, have the manager show how your visits change the income assumptions.
Your level of involvement: understand who sets prices, controls the listing and reviews, and what changing operators would involve.
Your money after expenses: work through management charges, utilities, repairs, community fees, reserves, and realistic vacancy with an actual sample owner statement.
You want an arrangement you can enjoy owning, whether you prefer to stay involved or let an experienced team handle the day-to-day work.
A Belize home worth exploring
The Latitude 17 in Mahogany Bay brings several of those guest-friendly features together. Our Will Mitchell Team lists it at $999,995 USD, at 643 Palm Street.
Built in 2025, it has three bedrooms, three-and-a-half bathrooms, and 1,568 square feet. The listing includes a private pool, canal frontage, boat access, en-suite bathrooms, and a backup generator.
Ask us for the title, rental-approval and management documents alongside the viewing. We can explore the home and its operating setup together.
That Panama penthouse made a serious impression. So did the possibilities of a Belize home opening onto the pool and canal. The best choice comes down to the life you want when you’re there and the arrangement you’re comfortable with when you’re away.
