Attorney Eduardo B. Aguilar explains the paperwork behind a Belize property purchase, with his firm’s guidance on escrow, signing, payment and closing.
You have agreed on the property and the price. Now comes the part where your agent and attorney help bring the purchase to completion, and you need to know what they will need from you.
We asked attorney Eduardo B. Aguilar of Eduardo B. Aguilar & Associates about the paperwork behind a Belize property purchase. His answers, together with his firm’s published guidance, explain how the process fits together.
Start with the property documents
The paperwork begins with identifying how the property is held. As Aguilar explains:
“Purchasing in Belize you would typically begin with requesting a copy of Land Certificate or other property ownership whether it be a Conveyance, TCT or Minister Fiat Grant.”
That first document helps determine what else is needed. Aguilar continues:
“This would then indicate what other documents you would need such as copy of the owners Passport or copy of the Corporate or Trust documents.”
In other words, the documents required for a property owned by an individual may differ from those needed when a company or trust is involved. Your attorney also needs to understand your plans for the purchase, including who will own it and how you intend to use it.

From the agreement to closing
Once the agreement is signed, escrow provides a way to hold the money while the transaction moves forward. Aguilar’s firm explains that it keeps these funds in a separate attorney trust account and releases them according to the agreed conditions. Its escrow guide gives 30–60 days as a typical residential closing timeframe on Ambergris Caye, depending on the transaction and how quickly the checks are completed.
The firm’s closing guide breaks the work into these stages:
Complete the checks. The firm conducts the title search, while your agent helps resolve any conditions in the agreement.
Sign and return the paperwork. You print, sign, notarise and mail the documents to the seller. The seller then signs and returns them with the required originals.
Review the final amount. The closing statement sets out adjustments and the balance still due.
Arrange payment. The firm calls for funds according to the agreement or “at least 5 days before Closing.” Closing can proceed once the required money and documents have arrived.
The signature and payment stages are where you have practical arrangements to make. If you are outside Belize, allow time for the notary appointment and delivery of documents. Check your bank’s transfer requirements early enough to meet the payment deadline.
What happens after closing
For purchases without seller financing, the firm files the transfer after closing. It estimates 12–18 months for the original title to return, a separate timeline from closing. Its guide says the interim documents allow use or building on the lot; separate approvals for proposed work still apply.
Seller financing follows a different sequence. The firm holds the ownership documents in escrow “pending the full payment of the purchase price.” Payments go to the seller, and filing follows confirmation that the balance is paid.
If you choose seller financing, make sure the agreement is clear about when you can use the property during the payment period.
