Explore three Belize land listings at US$45,000, US$207,000 and US$425,000, each offering a different appeal: life near Secret Beach, mainland acreage or a beachfront address.
The most expensive lot in this comparison isn’t the largest. Not even close.
The biggest parcel sits on the mainland at US$207,000. The beachfront property on Ambergris Caye is US$425,000. A third option, near Secret Beach, asks US$45,000. Put them side by side and the interesting question becomes what you actually want to own in Belize.
For some people, being near a favorite stretch of coast is enough. Others want more ground, or a property right beside the sea. These three listings give each preference a price and an address.
The budgets below are asking prices for land, with a future home and other purchase costs planned separately.
US$45,000: A smaller lot near Secret Beach
Grand Belizean Estates Lot 704 is a 4,500-square-foot parcel on Ambergris Caye, measuring 60 by 75 feet. It sits less than a mile from the western coast, near the Secret Beach area, where calm water, beach bars and restaurants are part of the appeal.
Picture a long lunch by the water, with no particular rush to leave. If that is the afternoon you would happily repeat, a smaller parcel near Secret Beach could make sense. At US$45,000, Lot 704 is the least expensive of these three options. It is worth considering if you love the area and are happy to visit the beach rather than own beachfront.

US$207,000: An acre between Hopkins and Placencia
For someone who keeps opening listings and checking the lot size first, Lot 123 in Sapodilla Ridge deserves attention. The US$207,000 parcel offers 1.019 acres in Red Rock, in the Stann Creek District between Hopkins and Placencia.
For less than half The Point’s asking price, you get close to ten times the ground of Lot 704. Even with US$425,000 available, this might be the property you would choose. It comes down to whether an island address matters more to you than the extra land.

US$425,000: Beachfront with a dock already in place
The Point is approximately three miles south of San Pedro on Ambergris Caye, with 61 feet of beachfront. The US$425,000 property totals 5,307 square feet and includes an existing 160-foot dock with a covered boat slip, plus a seawall.
If being directly beside the sea is the reason you are looking in Belize, those details deserve attention. The beach is at the property, and the dock and covered slip are already there. For someone whose plans include a boat, that is a very different proposition from simply being near the coast.
The Point costs more than twice as much as the Sapodilla Ridge acre. Its appeal rests on beachfront, an island location and existing waterfront improvements. If those are your priorities, the smaller lot may be an easy trade to make.

Start with the part of Belize you want most
A search for land for sale in Belize gets more interesting once you look beyond the price order. Lot 704 offers proximity to Secret Beach on a smaller land budget. Sapodilla Ridge offers the acreage. The Point brings beachfront and an existing dock.
