HOA fees, rental pools, foreign ownership, and strata title.
- Each association sets its own budget and services. Request current dues, financial statements, reserve information, insurance documents and planned special assessments. Confirm which maintenance, utilities, security and insurance costs remain your responsibility.
- Review the management agreement for revenue allocation, fees, operating expenses, reserves, owner-use limits and reporting. Confirm the development’s licensed rental arrangement with the Belize Tourism Board; individual unit owners may be subject to the strata complex’s rental-management policy.
- Check the title, association rules and any rental-management agreement for owner-occupancy limits. A property marketed for vacation use may have different conditions from a residential villa. Confirm that the unit’s permitted use matches your plans.
- Rental results depend on purchase cost, occupancy, rates, management fees, association charges, insurance, maintenance, taxes and owner use. Request dated operating statements and test lower-occupancy scenarios. No net yield is assured.
- Foreign buyers can purchase private villa interests in Belize. Have a Belize attorney review the registered title, association documents, transfer requirements and taxes. Do not assume all developments offer the same ownership structure or costs.
- Strata title concerns a unit within a development with shared property. Your attorney should explain the registered plan, the interest being transferred, shared obligations and association rules. Rental, occupancy, transfer and financing conditions must be checked for the specific development.
