Plan how to fund your Belize property purchase, manage rental income and transfer sale proceeds overseas.
A winter home in Belize. Rental income while you are away. Perhaps a bigger place when you are ready to spend more time here.
There are plenty of reasons to buy. Knowing how to pay for the property, receive income and eventually bring sale proceeds home makes those plans easier to put into action.
Belize’s investment-registration guidance specifically includes vacation homes and investment properties. There is a process you can follow, with your bank and closing professional helping you put the pieces in place.
Before the deposit, get a payment plan
Start with the people handling the purchase. Ask them to confirm the permitted route for your money and give you verified banking instructions.
Belize has rules governing how non-residents pay for property. Your bank and closing professional should identify the right account and transfer arrangements for your purchase. Central Bank payment rules
Get four things settled:
How much to send. Separate the deposit, remaining purchase price and closing costs. Allow for the fees needed to get the full payment to its destination.
Which currency to use. Confirm the currency of the receiving account and any conversion charges.
When the money is released. If you use escrow, understand who holds the funds and what allows them to pay the seller.
How to verify the details. Confirm banking instructions through a trusted contact number, especially if an email changes them.
Belize Bank’s published instructions require the recipient’s name, account number and address, with different routing for different currencies. Accurate details help your payment arrive as intended. Wire guidance
The exchange-rate starting point is straightforward: BZ$2 equals US$1. If you are paying from Canadian dollars or pounds, budget for conversion from your own currency and the transfer charges. Central Bank
Keep the records that give you choices later
Arrange to register the foreign investment when you make it. An authorised dealer, such as the bank handling the process, submits the application to the Central Bank.
The Bank identifies registration as supporting the eventual transfer of your investment money abroad. Keep the written confirmation and ask what you will need when that time comes. Investment-registration guide
Your closing professional should also confirm and file the required land-transfer notice. Keep its acknowledgment alongside the separate investment-registration record. Land-transfer rules
One folder can hold the essentials:
Where the money came from: the source-of-funds evidence requested for your purchase.
What you bought: the agreement, closing statement and ownership documents.
What you paid: transfer receipts and confirmations that the money arrived.
What was registered: the investment confirmation and land-transfer acknowledgment.
Years later, that folder can save you from rebuilding the story of your purchase from old emails.
Make rental income useful to you
If you rent the home, agree with your manager on what happens to the income.
A clear statement should show:
What came in: the rental receipts.
What went out: management charges and property expenses.
What stays available: money retained for bills and maintenance.
What you want paid to you: the proposed owner distribution.
Sending rental income to a non-resident requires permission under Belize’s exchange-control rules. The published requirements include rental documents, the amount and period covered, and income-tax clearance.
Have the bank and manager organise that paperwork before scheduling payments abroad. Rental-payment requirements
Then you can plan around the income available to support the property and your own visits.
Plan the sale and the transfer together
When you decide to sell, speak with the bank while the transaction is taking shape. Bring your original investment records and the sale documents.
Ask for the documents needed, the expected timing and the full cost of moving the proceeds.
That cost can include:
Currency conversion.
Sending, intermediary and receiving-bank fees.
Foreign-exchange permit duty: ask whether the 1.75% stamp duty applies to your transaction. Exemptions exist. Stamp Duties Act
What does that look like in dollars?
At the fixed exchange rate, buying US$10,000 takes BZ$20,000. If the 1.75% foreign-exchange permit duty applies:
BZ$20,000 buys the US$10,000.
BZ$350 covers the duty.
BZ$20,350 is the total before bank fees.
Ask your bank for the complete quote, including how much reaches the receiving account after any charges.
There is a useful published benchmark: the Central Bank says complete foreign-exchange permit forms with the proper supporting documents are processed within one business day. Your bank should confirm the approval and transfer timetable before you promise those funds for another purchase. Permit procedures
Doing this early gives you time to prepare, whether your next move is another Belize home or something closer to family.
