Belize Island vs Mainland Living: Which Is Right for You?

Will Mitchell/October 14, 2026

Belize Island vs Mainland Living: Which Is Right for You?

Will Mitchell and architect Cooter Ramsey explore island vs mainland living in Belize, comparing San Pedro, southern mainland communities, everyday conveniences and lifestyle trade-offs.

Will Mitchell and architect Cooter Ramsey begin their tour of Belize in a golf cart. By the time they reach the mainland, they’ve traded it for horses. On Ambergris Caye, they’re surrounded by the restaurants, shops and familiar bustle of San Pedro. At Red Rock, they’re riding along a dirt road with the Maya Mountains in the distance and tropical vegetation on either side.

It’s a memorable contrast, and the two have a good time with it. But their conversation raises a question worth considering before buying property in Belize: when someone says they want the Belize lifestyle, which Belize are they imagining?

For Americans and Canadians considering a move, the choice between island and mainland living influences far more than the view from the front porch. It affects how you’ll get around, where you’ll spend your time, which activities become part of your routine and how easily you can explore the rest of the country.

San Pedro: Why People Fall in Love With Island Life

Spend enough time in San Pedro and certain things become familiar. The golf carts travelling through town, the boats heading out toward the reef, the restaurants where you begin recognising the staff. People come for the Caribbean and often discover that they enjoy the town just as much.

Ambergris Caye has a substantial tourism industry, an established international community and a wide selection of restaurants, shops and activities. The Belize Barrier Reef lies just offshore, with diving, snorkelling and fishing among the island’s biggest attractions.

“San Pedro is one of those places where you can get into a routine pretty quickly. You’ve got your favourite restaurants, people you know, places you like to go. You jump in your golf cart and you’re off. For a lot of people, that’s exactly the life they came to Belize for,” says Will.

There’s considerable appeal in having so much within reach. Someone who enjoys meeting friends for dinner, spending time on the water or trying a different restaurant every weekend can settle into an enjoyable routine.

Cooter has spent approximately ten years designing homes at Mahogany Bay Village, so he’s familiar with the way people use their properties on Ambergris Caye. He sees plenty of appeal in having a comfortable home without needing an enormous amount of space.

“One thing I like about the island is how much there is to do outside your house. You can have a great little place, a pool, somewhere to sit outside, and you’re happy. You’ve got San Pedro right there. You don’t necessarily need some enormous house to enjoy living on the island.”

The island also has quieter neighbourhoods away from the busiest parts of town. As you travel farther north or south, the surroundings change, along with the distances to shops, restaurants and services.

That matters when looking at Ambergris Caye real estate. A home near central San Pedro might put your favourite places within a short journey, while a property farther north could offer greater seclusion at the expense of convenience. Neither experience is necessarily better, but they make for different daily routines.

Mainland Belize Has More Than One Personality

When Will and Cooter arrive at Red Rock, the landscape changes dramatically. The river is nearby, the mountains rise in the distance, and the surrounding vegetation gives the place an entirely different character.

Cooter has a name for the change of pace.

“Everybody talks about island time, but then you get over to the mainland and there’s horseback time. That’s another level of slowing down. You’re looking at the mountains, you’ve got all this greenery around you. It’s a different feeling altogether.”

He’s describing Red Rock, but mainland Belize offers far more variety than one community could demonstrate.

Placencia, for example, has developed a lively restaurant and tourism scene along its peninsula. There are beaches, resorts, boating opportunities, local businesses and an established community of residents and regular visitors. People who enjoy the Caribbean coast and an active social life can find plenty to do there.

Hopkins has a different character. It is an important centre of Garifuna culture, with traditions of music, cooking and community life that remain central to the village. Its coastal location also provides access to marine activities, while nearby rivers, forests and nature reserves make inland excursions convenient.

Then there are the communities farther from the coast, where the landscape changes again. The Maya Mountains, agricultural areas, rivers and forested countryside offer another side of Belize, with opportunities for hiking, exploring and enjoying the outdoors.

“People sometimes talk about the mainland like it’s all jungle and you’re miles from everything. Go spend an afternoon in Placencia. You’ve got great restaurants, beautiful beaches, boating, plenty going on. Then you’ve got Hopkins, the rivers, the mountains. There’s so much variety down here, and that’s something I really want people to experience,” says Will.

This variety is important when comparing Belize island vs mainland living. Someone who enjoys the social atmosphere of San Pedro might also love Placencia. Someone attracted to the quieter parts of Ambergris Caye might find an equally appealing setting near Hopkins or farther inland.

It makes more sense to compare individual communities than to imagine that everyone on the mainland lives in the countryside.

Belize Island vs Mainland Living: Which Is Right for You?

Getting Around Changes the Experience

One of the clearest differences between island and mainland living is transportation. It’s also one of the most consequential once Belize becomes home.

On Ambergris Caye, golf carts are part of everyday life. People use them for groceries, restaurant visits, errands and getting around the island. Travelling to Belize City or elsewhere on the mainland generally means arranging a flight or water taxi.

For someone who enjoys the island and rarely needs to leave, this can work beautifully. Others may find themselves making frequent trips for appointments, business or travel connections.

On the mainland, Belize’s road network connects coastal villages, inland towns and major destinations. A resident with a vehicle can drive between communities, visit the countryside or spend a weekend somewhere different without first arranging a boat or flight.

The practical differences are worth understanding before choosing a location.

Six Useful Facts About Living in Belize

  • Approximately 15 minutes: A typical domestic flight between Belize’s international airport and San Pedro on Ambergris Caye.

  • Approximately 90 minutes: The water-taxi journey between Belize City and San Pedro, depending on the service.

  • Approximately 30 minutes: The water-taxi journey between Caye Caulker and San Pedro.

  • Golf carts versus cars: Golf carts are central to everyday transportation in San Pedro, while a car is often more useful for travelling between mainland communities.

  • Reef versus inland recreation: Ambergris Caye offers particularly convenient access to the Belize Barrier Reef. The mainland provides road access to mountains, rivers, forests and coastal attractions.

  • Property space and maintenance: Compact island homesites may require less outdoor upkeep. Larger mainland properties can offer more room for gardens, guest accommodation and recreational equipment, along with additional maintenance responsibilities.

The travel times are approximate, but they help put the geography into perspective. San Pedro can be a short flight from the international airport, yet getting around the island itself may take longer than a visitor expects. On the mainland, a car opens up a wider road network, although distances between communities still deserve consideration.

The point isn’t to calculate which location wins. It’s to understand what becomes convenient in one place and what requires more planning in another.

The Difference Between Visiting Belize and Living Here

Will and Cooter’s conversation is ostensibly about choosing and designing homes, but much of what they discuss comes back to how people intend to spend their time.

Someone buying a vacation property may want to arrive, unpack and enjoy their favourite restaurants and activities. They might visit Belize several times a year and have little interest in maintaining a large property.

Someone planning to retire or live in Belize full-time will eventually develop a different routine. There will be grocery shopping, household maintenance, appointments, friendships and ordinary days when they simply want to stay home.

This distinction becomes especially important for people who first discovered Belize on holiday. A resort, waterfront restaurant or beautiful beach may have inspired the move, but the experience of living nearby can be quite different from visiting for a week.

There is also the question of community. Some people enjoy an active international social circle, while others are eager to become involved in local Belizean life, support neighbourhood businesses and develop lasting friendships.

These opportunities exist on both the islands and the mainland, although the character of each community differs.

Will encourages people to spend time in several locations before deciding where to buy.

“I always tell people to spend some time in the places they’re considering. Go out for dinner, do your grocery shopping, drive around, see what you enjoy. Belize is a fantastic place to live, but you want to find the part of it that feels right for you. That’s what we’re here to help people do.”

A longer stay can reveal details that photographs and property listings rarely capture. You discover which roads you use most, where you prefer to shop, how much you enjoy the surrounding restaurants and whether the neighbourhood suits your habits.

It can also change your mind. Someone who arrives convinced that San Pedro is the only place they’d consider might discover a fondness for Placencia. Someone looking exclusively at mainland homes may find that the convenience and social atmosphere of Ambergris Caye are exactly what they want.

Finding Your Place in Belize

San Pedro, Placencia, Hopkins and the communities farther inland each have their own character. Even within those places, the experience can change considerably from one neighbourhood to another.

For someone planning to buy property in Belize, a little time spent exploring can be worth more than hours of studying listings. Visit the local restaurants, drive the roads, stop at the grocery stores and talk to people who live there. Find out what a normal week would look like.

Will Mitchell and the RE/MAX Belize team can help people explore properties on Ambergris Caye and the mainland, compare communities and understand the practical considerations that come with living in each.

The house you choose matters, certainly. But the restaurants you return to, the neighbours you get to know, the roads you travel and the places you spend your weekends will become just as much a part of your life.

Those are the things worth discovering before you decide where to call home.
