New roads going into Secret Beach are creating fresh opportunities for property owners, home-builders and businesses. Will Mitchell of RE/MAX Belize explains how better access can support property values, encourage development and create jobs and income for Belizean households. Further updates will include specific road locations and construction timelines as details become available.
New roads are going into Secret Beach, bringing fresh opportunities for people who want to build, live or invest on the west side of Ambergris Caye. Better access can make a residential lot more practical to build on, strengthen a business location and increase the appeal of properties throughout the surrounding neighbourhoods. For existing owners and people considering their first property here, the new work gives them something worth looking at closely.
The latest construction adds to road development that included new roads in 2024, with both private developers and the town contributing to Secret Beach’s road network.
Will Mitchell of RE/MAX Belize sees an opportunity in bringing new roads to an area already attracting homes, businesses and places to stay.
“Now we have new roads going into an area where that activity is already booming. That’s what makes this exciting.”
New Roads, More Possibilities for Your Property
For someone planning a home at Secret Beach, access matters from the first delivery of building materials to the everyday trips they’ll make once they move in. For someone opening a business, it affects how customers, employees and suppliers reach the door. A new road can make a property worth considering for plans that previously felt further away.
The opportunity also extends beyond road frontage. A connecting road can serve an entire development, while improvements along a shared route can benefit several neighbouring communities. That gives people a wider range of locations to consider, depending on whether they want visibility for a business, a quieter setting for a home or land to hold as the area develops.
Here’s where the new roads could make a difference:
Properties directly on the new roads: Road frontage can be attractive for shops, restaurants, accommodation and other businesses where those uses are permitted. Convenient access and visibility give people more reasons to consider a site for commercial plans.
Residential lots a few streets back: These properties can benefit from an improved connection while offering some distance from the busiest route. For a home or vacation rental, convenient access and a quieter setting can be an appealing combination.
Other lots within the same development: A new entrance or connecting road can improve access for numerous properties, giving owners a stronger basis for planning construction and making the neighbourhood more attractive to people looking to build.
Neighbouring developments sharing the route: A road serving several communities can create opportunities across subdivision boundaries. It’s worth looking at the properties connected to that route, including those beyond the immediate construction area.
Existing homes and rentals: Easier access can improve the experience of arriving, staying and getting around, while helping the people who maintain and service the property.
Land held for future plans: New roads can broaden a lot’s appeal before its owner builds anything. As access improves and neighbouring properties develop, more people may consider that location for a home or business.
“I wouldn’t just look at the lots right on the new road,” Will says. “Some of those could be great business locations. A few streets back, you might have a really good spot for a home that benefits from the same access. Then look at the neighbouring developments using that road. You want to understand where it leads and what it opens up.”
Why the New Roads Matter for Property Values
A property’s appeal grows when more people can see a practical use for it. Improved access can attract someone ready to build a home, an entrepreneur looking for a business location or a person considering a rental property. That broader interest is an important part of the investment case for land near new infrastructure.
“Someone buying land to hold for a few years is looking at it differently from someone who wants to start building,” Will says. “As the roads and the neighbourhood improve, you’re opening that property up to more people. You still have the land investor, but now you also have someone who can see themselves building a home there. That’s a much broader market.”
For existing owners, investment around their property can strengthen what they already own. A new connection, construction on a neighbouring lot or a nearby business opening can each add to the reasons someone would choose that location.
“You can own a lot and have its position improve because of what’s happening around it,” Will says. “The road goes in, someone builds nearby, another business opens. You still own the same piece of land, but there’s more around it. That has been an important part of the growth at Secret Beach, and we expect these new roads to help continue that.”
The opportunity is to identify which properties gain the most useful connections and how their asking prices compare with what the location offers. For someone considering Secret Beach real estate, understanding the new roads can help make that comparison much more meaningful.
More Homes, More Businesses and More Reasons to Stay
New roads also support the things that make a neighbourhood appealing long after a property purchase. More homes and longer stays can create demand for food shops, cafés, property management, maintenance and other everyday services. For local entrepreneurs, that can mean opportunities to establish a business close to the customers who need it.
“Once you have more people building and living out here, there’s more business for someone opening a shop or providing a service,” Will says. “Those services then make it easier for the next person to choose Secret Beach as a place to live. That’s the part I’m really interested in—seeing more of a residential community develop around what’s already here.”

For property owners, those additions make the surrounding area more convenient and appealing. For Belizean families, the opportunity includes employment, business ownership and income from serving a growing community. Will considers that the most important measure of progress.
“The most important thing is what this means for the people who live here. New businesses create jobs, strengthen the Belizean economy and bring more income into Belizean households. We want to see that growth give local families a better standard of living—that’s what really matters.”
Explore the Opportunities Around the New Roads
If you’ve been considering a home, rental property, business location or land at Secret Beach, the new roads give you a fresh reason to explore the options. Looking at a property alongside the routes serving it can reveal opportunities that are easy to miss when comparing listings alone.
“We expect these roads to have a positive effect on property values, but the bigger picture is what follows them,” Will says. “More homes, more businesses and more reasons for people to spend time here. That’s how you build lasting value in an area, and that’s why this is important news for Secret Beach.”
