Belize real estate guide

Homes, Land & Property for Sale in Belize

Belize real estate spans Caribbean islands, peninsula beach towns, and inland Cayo — with freehold title available to foreign buyers in their own name. North American and European buyers typically focus on Ambergris Caye and San Pedro for vacation rentals, Placencia and Hopkins for beach lifestyle, and San Ignacio for value and jungle acreage.

RE/MAX Belize represents buyers first: transparent pricing, attorney-led due diligence, and local advisors who live in the markets they cover. Browse homes for sale in Belize, land for sale, and beachfront property, then explore buying real estate in Belize, property taxes, and cost of living before you tour.

Buyer questions

Questions About Buying in Belize

Common questions about buying homes, villas and land in Belize. For the full legal and tax walkthrough, see our buyer's guide.

New to buying in Belize? Read our step-by-step buyer's guide (includes video), or watch more on YouTube.

  1. Foreign buyers can purchase private property in Belize. Have a Belize attorney verify the title, ownership structure and applicable transfer requirements, including Central Bank requirements for nonresident transactions. Read our buyer’s guide for the process and official sources.
  2. Plan for property selection, attorney-led due diligence, a reviewed purchase agreement, applicable transfer notices or approvals, taxes and registration. Complexity and timing depend on the property. Our team can coordinate viewings and information while your attorney represents your legal interests.
  3. Research locations, shortlist properties, arrange viewings and engage a Belize attorney. Complete appropriate due diligence, agree the purchase terms and deposit conditions, then complete payment and registration through the agreed closing process. See our buyer’s guide for questions and official resources.
  4. Closing costs can include stamp duty, legal work, registration, surveys and any financing or insurance costs. Government stamp-duty rates differ by purchaser category. Request an itemized written estimate for the property and consult the official sources linked in our buyer’s guide.
  5. Buying private property and obtaining permission to reside or work in Belize are separate processes. Foreign buyers should confirm transaction requirements with a Belize attorney and current immigration rules with Belize Immigration.
  6. An investment needs property-specific analysis. Compare the purchase price with documented sales, estimate all ownership costs and test rental or resale assumptions under less favorable conditions. Returns depend on the property, market and management and are not guaranteed.
  7. Prices vary by location, property type, condition, access and available services. Browse current listings by region and budget, then compare suitable properties and add closing and ongoing ownership costs. Asking prices are not a national average or evidence of completed-sale values.
  8. Reduce risk through independent title and legal review, a survey, property inspections and verification of the seller and payment instructions. Check access, utilities, taxes and restrictions before committing. Professional due diligence helps identify problems but cannot eliminate every risk.
  9. Build a budget for the location and lifestyle you want, including housing, transport, utilities, food, healthcare, insurance and travel. Island logistics and imported goods can materially affect costs. Compare current local quotes with your actual spending rather than assuming every expense will be lower.
